| STANDARD Inspection My STANDARD Inspection is my “above and beyond” inspection. It is my most popular inspection and has a reputation as being very thorough. I never blow things out of proportion however I report everything I find and you get to decide which issues are important to you. It is suitable and recommended for both Buyers and Sellers. It is excellent for all types of properties (although my INVESTOR inspection may be a better value for Investors or anyone who will be doing a complete renovation). The key question you have to answer when deciding which inspection is right for you is whether you want to know everything I find or will be happy with just knowing about the major defects. If you want to know everything then my STANDARD Inspection is the right choice for you. It includes the following features:

Clear, colour photos to accurately detail any deficiencies I find In my STANDARD Inspection I note cosmetic and minor defects such as holes in screen windows; loose hardware on cabinets, doors, and drawers; doorknob holes in walls, etc. In the overall scheme of things, it is relatively easy to resolve these problems. However, for my STANDARD Inspection, I believe it is your privilege to determine what you consider cosmetic, nitpicky, or “minor” defects, and what you would like to do about them. Contact me and let's talk. 4 - POINT Inspection My 4 - POINT Inspection is generally for insurance companies needing to ascertain the condition of the Four Major House Systems only - Roof, Electrical, Plumbing & HVAC. It does not meet the Standards of Practice of many Home Inspection trade associations as it does not include cosmetics, descriptives or built-in appliance testing. The 4 - POINT Inspection does not include:

Re-inspections LIST Inspection The LIST Inspection is available only to Sellers since it is a pre-listing inspection. The inspection and report covers major defects only. It does not include:

Free Appliance Package to document the necessary details about your appliances in one convenient place It DOES include: more colour photos than my BASIC inspection, which you can use to show prospective Buyers any “before & after” repairs or improvements. This inspection does not meet the standards of practice of many home inspector trade associations. Why? While thorough, I note only major defects. Common (or descriptive) information about the structure, such as type of foundation, type of roof, type of siding, etc., is not included unless such common or descriptive information in and of itself could indicate a problem. For example, problems could be indicated by cast iron drain pipes, knob & tube electrical wiring, rotted wood shingles, etc. as the person living in (or selling) the house already knows about the common and/or descriptive information. The LIST Inspection is invaluable and meets all general requirements for correcting or disclosing major defects concerning the structure. Note that major defects listed are those that were present or visible at the time of the inspection. I cannot, and will not, take responsibility for something that has failed since the inspection, for damage caused by someone doing repairs, for the quality of repairs, or for damage caused by those living on the property in the course of daily living. However, I'll be there with you until your house is sold in order to help address problems that the Buyer’s home inspection discovers. Simply contact me to discuss the Buyer’s home inspection report or the Buyer’s list of requested repairs. PREMIUM Inspection With the possibility of Three Inspections in One, my PREMIUM Inspection is for the most meticulous, discerning client, or perhaps relocating client, and includes:
2. Disclosure Statement Check to confirm claims made in the disclosure with facts on the ground 3. Recall and Safety Research on appliances and equipment 4. A Permit Check with the local authority (if applicable) to confirm that any additions and renovations have been properly permitted 5. If repairs are done by the seller it includes one free re-inspection of the seller’s repairs to make sure they were done properly 6. A six month BASIC follow-up inspection to ensure things are still working as intended This inspection is for Clients who want not only a thorough Home Inspection, but as much information as I am able to gather during (and after) your inspection. It is best for Clients who might be unable to attend the home inspection itself or the final walk-through; Clients who might be involved in a rent back situation with the Seller or the Seller’s tenants; or Clients who will have tenants in the property. RENTER Inspection My RENTER Inspection is for Renters Only and is used mainly to document the condition of the property at the time of move-in, thus avoiding any conflicts (and risk losing your damage deposit) at the time of move-out. The RENTER Inspection does not meet the standards of practice of any home inspector trade associations for what most people consider a home inspection to be.
